Required Documentation

It is important to prepare for the loan interview. You can speed up the processing of your loan by bringing all of the applicable documents with you to your loan interview.

Salaried:

  • Most recent month of pay stubs (for all borrowers that are employed)
  • Most recent year of W-2's (all)
  • Most recent month of bank statements - checking and savings - all pages
  • Most recent month or quarterly investment account, money market, mutual fund statements - all pages
  • Most recent quarterly 401K or IRA statements - all pages

Miscellaneous:

  • Copy of the purchase agreement with all addendums and disclosures for the house you are buying
  • Check or credit card in the amount of $325 for your appraisal and credit report (not needed for pre-approval)
  • Check or credit card in the amount of $500 for a bridge loan (if applicable)
  • If your current home is not sold, please provide a copy of the listing agreement. If it is sold, a copy of the signed final purchase agreement.
  • If applicable, copy of your divorce decree, dissolution papers, bankruptcy discharge papers or any other pertinent information that may help.

Self-Employed: (Greater than 25% ownership in a company or if your commission or bonus exceeds 25% of your base income or using rental income.)

  • Most recent month of pay stubs
  • Last two years of W-2's and 1040 federal tax returns
  • Last two years of 1120 corporate tax returns
  • May need a year to date profit and loss. Will advise.

Relocation:
If using relocation, bonus or guaranteed buyout funds, provide documentation showing the funds i.e. relocation agreement, equity advance statement or bonus stub. If you are being reimbursed for points or closing costs on the new loan, include that section of the agreement and the copy of the check when you receive it.

Refinance:

  • Copy of your title insurance policy and location survey
  • Name and phone number for your homeowners insurance agent
  • Most recent mortgage statement if available
